Lomita

The city of Lomita is located on the easternmost portion of Los Angeles County’s South Bay region. With a population of around 20,000, the city is one of the fastest-growing communities in the region.

Lomita is mostly residential, with a desirable location that places residents just minutes from the numerous economic and recreational opportunities in the area.

It’s bordered by Torrance and Harbor City – two major employment centers in the region with a plethora of restaurants, bars, and shops.

Los Angeles Airport is just 26 minutes away, and the best beaches in Southern California, Hermosa Beach, Redondo Beach, and Redondo Beach can be reached in just around 30 minutes.

History

In the early part of the 1800s, Lomita was part of Rancho San Pedro, the first land grant in California. In the 1860s, the rancho was broken up into smaller parcels that were sold to various investors. Most of Lomita were purchased by farmer Ben Weston and the Ranch Water Company.

In 1907, the land was purchased by W.I. Hollingsworth Company, and the community of Lomita came to life. The name is Spanish for “little hills”, but it’s unclear who bestowed it on the settlement.

In the1950s, the population of Lomita soared, as did most of the South Bay communities. Neighboring municipalities, particularly Torrance, annexed most of Lomita’s land, reducing the original area of 7 square miles to only 1.87. The annexations stopped when Lomita incorporated as a city of Los Angeles County in 1964.

Real estate and property types

Lomita’s ideal location and family-friendly vibe have made it one of the most sought-after residential areas in the South Bay. Homes in the city come in a wide range of prices and sizes, giving homebuyers plenty of options and great value for their investment.

The housing stock in Lomita is a good mix of single-family homes and multifamily properties, including duplexes, townhomes, condos, and apartment buildings. More than half of the residents are renters, making investment properties highly viable in the city.

The majority of homes in Lomita were built from the 1950s to the 1970s, but there are also a good number built in the succeeding decades. Traditional and Ranch are the prevalent architectural styles.
